Summary of Services and Fees
Property Management Service
Management from the day tenants move in, to the day they move out.
A key handling service and 24-hour emergency advice and call out service, and management of all repair works is standard.
A four or six-monthly property inspection including a written report is also standard as is a pre-check-out meeting with departing tenants.
Alivin Place prepares and maintains very detailed records of each property, which means management of the property can be proactive, with planned maintenance and immediate response to every eventuality.
Regular reports and updates are sent to owners tailored to individual preferences and requirements.
Owners can be as involved or 'hands-off' as they choose.
An electronic management system ensures control of all aspects of the property management process.
General and preventative maintenance co-ordination and management is available as required.
After tenant check out Alivin Place will review and co-ordinate dilapidations, cleaning and routine maintenance, and manage works as required.
We can take over management of a property at anytime regardless if already let or not.
We specialise in Portfolio Management for investors with more than one property, regardless of where they are located in London

Letting, Instruction and Co-ordination Service
At first letting or on termination of a tenancy, Alivin Place handles instructions to approved letting agents and keeps in constant touch with agents until the property is let.
At least six letting agents are used to maximise the pool of potential tenants and minimise void periods. Owners receive weekly progress reports and have just one point of contact
throughout the letting process.
Comprehensive marketing materials and photography is provided to assist marketing the property.
Alivin Place co-ordinates the offer, contract lease, terms and conditions and references and can liaise with the tenant, letting agent and landlord or legal representative to ensure a smooth and efficient letting process.
An inventory and quality assessment service on tenant check- in is available to Landlords for an additional fee.
Access for viewings is arranged with tenants and/or letting agents and keys are co-ordinated and safeguarded.
Alivin Place contracted letting agents charge only 8% letting commission compared to the general market rate of 10-11%.
There are no renewal fees paid to the letting agent after the first year, unless agreed otherwise.
Check-in service including:

Interim (vacant premises) management during void periods can be arranged to ensure
